RIVER BEND WEST COMMUNITY HOMEOWNERS ASSOCIATION MONTHLY BOARD MEETING

Tuesday July 6, 2010 6:30pm Limestone Township Library

Board members present: Linda Faber, Erin Walker, Debbie Turner, Dave Rivard, Jim Gall, and Chris Benoit

The meeting was called to order at 6:35 pm by Linda. One homeowner was present. Debbie read the secretarie’s report. A motion was made by Erin to approve and seconded by Dave and all others were in agreement. Dave read the treasurer’s report and Debbie made a motion to approve, Erin seconded and all others approved. The mowing company complained about grass being dumped in the empty lot on Fox Run making it difficult to mow. A letter will be sent out asking that no grass be dumped on any vacant lots as they are actually private property. They are mowing these 2 lots on Fox Run and billing the homeowners per their request. The park has gotten quite long but has since been mowed. We will keep an eye on this.

Old Business: The attorney called to let us know that the lot with the landscaping issue will be done by the homeowner. They have hired Scenic Landscaping to do the work. All pending court action will be put on hold until next month. The complaint about the dog run and trailer and nonpayment of dues will be turned over to the attorney. Linda called the homeowner multiple times to tell them the fee for the copied minutes and reports they requested. They never returned any calls. A motion was made by Debbie to proceed with the attorney on this and seconded by Dave. There were 5 yes votes, one absent and one abstained. There is still a trailer on Stone Ridge Dr. A motion was made by Erin to send a final letter stating that this would be turned over to the attorney in 10 days if not moved and this was seconded by Chris. All others were in agreement. Dave will call since we have not received a final bill for the painting of the signs. Steve told Debbie he will have a meeting in August to go over the covenants and compare them to other associations. He will get a committee together.

New business: There were some complaints about pools in the new addition. This is not under our jurisdiction but Linda called Azzarelli to inquire what their ruling is on this for future reference. She was directed to Larry Hinton who said if it is not a permanent structure it is ok. The fall bonfire is tentatively set for Saturday October 2 at the park. Linda will call the attorney to check on our bill with her as we have never received one. Donnie will talk to Tom Martin about the drainage problem behind his house. If possible, he will get a skid steer from Tobey’s and knock it down. At the same time, he could do the river property and the pile on the empty lot on Fox Run to make it mowable. Late fee letter number 4 went to the 3 delinquent homeowners for dues. Linda will call the 2 families who have paid late in the past to see if there is a problem. Debbie was paid $20 for copying the minutes for the homeowner who requested them. There were over 200 pages.

Erin made a motion to adjourn at 7:20 pm and seconded by Chris. All others were in agreement.
